Walking out of Pontoon Dock DLR station it hits you how large the Royal Wharf development is. The impressive Ballymore and Oxley Holdings joint venture in Newham is set to deliver 3385 apartments along the North bank of the river (next to the Thames Barrier).
We've inspected and snagged numerous apartments in Royal wharf and found, as in most large residential developments, there are snagging issues and defects that are regularly repeated from one new apartment to the next. These snagging issues are often not initially picked up by client but our London snagging inspection team do come across the same snags on a regular bases: door handles not level, socket and switches not level or in alignment or flush with wall, recessed down-lighters not flush with ceiling, untidy mastic finishes, doors and walls with various chips, scratches, blemishes and indentations, skirting boards scratched, carpets poorly fitted and trimmed, flooring and tiles stained and marked.
Often after the snagging inspection of the client's apartment we find that the client is surprised of the number of defects and the thoroughness of the annotated report. That all been said we do find that most reputable developers, which includes Ballymore, will address the issues raised in the report in a professional and timely manner.
I think it is safe to say that no matter if you are purchasing a studio flat in London priced at £250,000 or penthouse at 15 million it will have snags that, in most cases, are not insurmountable, therefore if we can locate and document these issues at the early stages, while the contractors are still onsite, in a well laid out annotated report, the developer can quickly address these defects with the least inconvenience to the client and also to the developer.
